Skip This Check, Pay for It Next Storm Season

A general home inspector spends a few minutes on the garage door, mostly watching it go up and down once. That's not enough. A door that looks fine on a dry October afternoon can fail the first time a summer storm pushes wind against it, or the first time a spring finally gives out from months of humidity and rust. Waiting until closing is done to find out means you're paying for a new spring set, a bent track, or a full opener replacement out of your own pocket instead of negotiating it into the sale. Walk the garage yourself before you sign anything.

The Walkthrough

1. Springs Above the Door

Look at the torsion spring(s) mounted on the bar above the door. Rust, visible gaps between coils when the door is down, or a spring that looks stretched compared to the other side are all warning signs. In this climate, humidity speeds up corrosion, and a spring near the end of its life can snap without warning. A broken spring usually means the door won't open at all, or it slams down hard and fast.

2. Tracks and Rollers

Run your hand along the tracks (carefully) and look for rust flaking, dents, or spots where the track has pulled away from the wall. Rollers should turn freely; plastic rollers that are cracked or nylon rollers packed with old grease and grit are due for replacement. Misaligned tracks are a leading cause of doors jumping off-track, which can happen suddenly during a hard stop or a gust through an open bay.

3. Cables

Check the lift cables on both sides of the door for fraying, rust, or a cable that's come loose from its drum. A frayed cable under tension is a safety hazard, not just a repair item. If one side looks worn and the other doesn't, that's a sign the door has been running out of balance for a while.

4. Panels and Bottom Section

Look for swelling, rust bubbles, or water stains along the bottom panel, especially if the home has sat with the door closed for stretches during rainy season. Steel doors near the coast or in low spots can show rust along seams; wood composite doors swell and warp if moisture has been getting in. A bad bottom panel often means a weak seal against wind-driven rain too.

5. Weatherstripping and Seals

Check the rubber seal along the bottom and sides. Cracked, flattened, or missing weatherstripping lets in water during afternoon downpours and gives pests an easy way in. It's a cheap fix on its own, but it's also a clue about how well the rest of the door has been maintained.

6. Wind-Load Bracing

Open the door and look at the back of the panels for horizontal struts (reinforcing bars). Homes in this area need doors built to handle storm-force wind, and a door without visible bracing, or with bracing that's rusted through, may not hold up when it matters.

7. Balance Test

With the opener disconnected (pull the red release cord), lift the door halfway by hand. It should stay in place on its own. If it drops or shoots up, the springs are out of balance, which puts extra strain on the opener and can shorten its life fast.

8. Opener Age and Safety Reverse

Ask how old the opener is, and test the auto-reverse: place a block of wood in the door's path and close it. It should stop and reverse immediately. If it doesn't, that's a safety issue that needs fixing before anyone, especially kids or pets, is near that door.
